Ainda como parte do acordo, o clube reconhece uma dívida de cerca de R$ 23 milhões relativa ao período anterior de utilização do imóvel, com previsão de pagamento em 120 meses. Entenda Com uma área de aproximadamente 39 mil metros quadrados, o Centro de Treinamento Rei Pelé, de propriedade da União, é atualmente avaliado em R$ 79,76 milhões, incluindo benfeitorias realizadas pelo clube. De acordo com a Secom, pelos valores atuais, sem considerar a atualização monetária, a cessão representa cerca de R$ 34,84 milhões em contraprestações ao longo dos primeiros 20 anos, além de R$ 23 milhões relativos ao passivo pretérito. “A solução construída pela Advocacia-Geral da União, por meio da Câmara de Mediação e de Conciliação da Administração Federal, e pelo Ministério da Gestão e da Inovação em Serviços Públicos encerra uma controvérsia relacionada à ocupação do imóvel, às benfeitorias realizadas e à possibilidade de alienação do terreno”, esclarece a pasta. Ainda segundo a Secom, o acordo mantém a titularidade do bem com a União e estabelece remuneração pelo uso futuro, além da recuperação dos valores referentes ao período anterior. “A medida também preserva a possibilidade de a União reavaliar futuramente a conveniência de alienar o imóvel, caso deixe de existir interesse público, econômico ou social em sua manutenção”, diz a Secom. Além da regularização patrimonial, o Santos Futebol Clube assume obrigações relacionadas à conservação do imóvel e ao cumprimento das exigências administrativas, tributárias, ambientais, urbanísticas e patrimoniais. “A Secretaria do Patrimônio da União mantém o acompanhamento e a fiscalização da utilização do bem. A regularização transforma uma ocupação que se estendia há décadas em uma relação formal de cessão onerosa, com receita para a União, recuperação de valores pretéritos, preservação da propriedade pública e continuidade de uma estrutura voltada à formação esportiva”, concluiu a Secom.
